Member Buying Process
US Property Sales Australia (USPSA) is committed to your investment success and has implemented a system to allow all the boxes to be ticked when you purchase properties in the US. We take control of all aspects of property investment, from your first enquiry through to purchasing the property and providing property management services to ensure that your property will be tenanted by quality tenants and thus safeguard your rental income.
How does this work?
Step # 1:
First, you will need to become a member of the company.

Step # 2:
Once you are a member, if you require Australian finance to assist you with your purchase, we will introduce you to our Australian finance partners to assist you in refinancing your assets to free up some cash for investment purposes. As this may take up to six weeks to have the funds ready to invest, we must get these ready prior to selecting a property, as the contracts for a cash purchase in the US do not allow enough time to then arrange Australian finance.
If you require finance in the US, you can work with your Acquisition Manager to select a suitable property and then be introduced to our US lending partner to assist you with the finance. Please be aware that not all properties can be financed in the US. We will advise which ones are available for finance.
Step # 3:
As soon as you have identified the markets that you wish to invest in with your Acquisition Manager, you are now ready to select a property. Property Packs are emailed out to all Members at the same time and we work on a 'first in best dressed' basis. If you are keen to do further due diligence on the property that has taken your interest, simply email us to hold the property for you for a period of 24 hours so that you can complete your due diligence and we can assist you in this process. Please note, there is such strong demand for properties, that we can only hold them for 24 hours.
Step # 4:
Once you select the property/ies to build your portfolio, we will introduce you to a US Accountant, US Loans Broker (if applicable), Building Inspector, Appraiser (Valuer), Property Manager, etc. You will not need to search for any of these services as we offer you a complete team of professionals to make an easy transition into the US market. You are free to replace any of these services with your own contacts. Our services are totally transparent with all operations and we simply oversee the implementation of each of these services from licensed professional organisations.
Step # 5:
Once you complete a Purchase Contract and pay your deposit, you will have 10 days from the effective date of the contract to approve the Building and Pest Inspection, which will be ordered for you from an independent source. We work for YOU, not the Wholesaler selling the property, so if you are not satisfied with this report, we recommend that you do not move forward with the purchase of that property. You will also have 15 days to have your finance arranged or, depending on the individual contract, this may differ from time to time.
Step # 6:
You will then be issued with some insurance quotes that will be relevant to the property that you are purchasing. All the quotes have been compiled prior to your purchase so the figure that you have been quoted will be accurate.
Step # 7:
Your Title Company will gain title insurance for you to protect you from any liens (outstanding debts) against your property and will then have the title company prepare the Closing document for your execution.
Step # 8:
Funds will then need to be transferred to your title company and the property will be transferred into your name or your company name.
It's that simple. As a member of US Property Sales Australia, you will not need to be concerned with physically taking each of these steps, as we will look after all of this on your behalf. You will simply need to make yourself available for telephone conferences with each of the professionals to discuss the best options for you in each of the areas listed above.
